Gulf Crisis Impact on International Shipping: What the Numbers Mean for Your Move

If you’ve requested a moving quote recently and been shocked by the cost or timeline, you’re not imagining things. The Gulf crisis has fundamentally disrupted international shipping in ways that affect every container, every route, and every family trying to relocate internationally.

The numbers tell the story better than any explanation could.

THE ROUTE DISRUPTION

14+ days added to Asia-Europe shipping times

Standard shipping routes that once connected Asia to Europe in 30-35 days now take 44-50 days minimum. This isn’t carrier inefficiency or operational delays – it’s geographic necessity.

3,500 additional nautical miles per voyage

When ships can no longer transit through the Suez Canal and Strait of Hormuz, they reroute around the Cape of Good Hope at the southern tip of Africa. That detour adds 3,500 nautical miles to every single voyage.

To put that in perspective: 3,500 nautical miles is roughly the distance from Dubai to London. Ships are now sailing an extra Dubai-to-London journey on top of their standard route.

99% drop in transits through Strait of Hormuz

Between February and March, transits through the Strait of Hormuz – one of the world’s most critical oil and shipping chokepoints – dropped by 99%. What was once a major shipping highway is now essentially closed to commercial traffic.

THE COST IMPACT

99% increase in low sulphur shipping fuel costs

Between February and March, the cost of low sulphur shipping fuel – the type required for modern container vessels under environmental regulations – increased by 99%. Nearly doubled in a single month.

Fuel is one of the largest operational costs for shipping companies. When it doubles, those costs get passed through the supply chain to you.

74% increase in LNG prices per barrel

Liquified Natural Gas prices increased 74% per barrel between late February and early March. This affects not just fuel costs but the broader energy costs associated with port operations, container handling, and logistics infrastructure.

US$6,200 surcharge per FEU for Asia-Europe routes

Major carriers have introduced emergency surcharges. For a standard 40-foot container (FEU) moving from Asia to Europe, surcharges of US$6,200 are being applied on top of base rates.

This isn’t price gouging. It’s carriers attempting to recover the genuine additional costs of rerouting 3,500 extra miles on fuel that costs twice what it did months ago.

US$400 surcharge per TEU for Middle East-Europe

Even shorter routes face surcharges. A 20-foot container (TEU) moving from Middle East to Europe now carries a US$400 surcharge reflecting war risk insurance, fuel costs, and operational complexity.

6.9 average daily transits through Hormuz in March

Before the crisis, dozens of ships transited the Strait of Hormuz daily. In March, that dropped to 6.9 ships per day on average – a 90%+ reduction. The bottleneck affects everything from crude oil to containerized goods.

THE OPERATIONAL RESPONSE

Major carriers like Maersk have paused Suez/Red Sea routes

It’s not just small operators changing course. The world’s largest shipping companies – Maersk, MSC, CMA CGM, Hapag-Lloyd – have all announced suspensions of their Suez Canal and Red Sea services.

When the biggest players in global shipping can’t use standard routes, the entire system adjusts. And adjustment at this scale is expensive and time-consuming.

2-3 million barrels per day of oil flow halted

The Strait of Hormuz typically carries 2-3 million barrels of oil per day. That flow has been severely disrupted or halted entirely. This affects not just oil markets but the entire logistics ecosystem that depends on predictable fuel availability and pricing.

WHAT THIS MEANS FOR YOUR INTERNATIONAL MOVE

These aren’t abstract statistics. They’re the reason your moving quote looks different than you expected.

Extended Timelines Are Real

When we tell you your household shipment from Dubai to UK will take 10-12 weeks instead of the 6-8 weeks you found in a blog post from last year, we’re not padding the estimate. We’re accounting for:

The additional 14+ days of ocean transit

The 3,500 extra nautical miles via Cape routing

Potential port congestion as ships arrive off-schedule

Customs processing that may be slower due to volume changes

Cost Increases Are Genuine

When your quote is 40-60% higher than your colleague paid six months ago, that reflects:

Fuel costs that have doubled

Surcharges carriers are applying to cover rerouting costs

War risk insurance premiums

Container availability constraints driving up spot market rates

This isn’t opportunistic pricing. It’s the mathematical reality of operating in a disrupted market.

Uncertainty Is the New Normal

The most challenging aspect of current shipping isn’t just that it’s more expensive and slower – it’s that it’s unpredictable.

Routes that worked yesterday may close tomorrow. Ports that were accepting cargo last week may be at capacity this week. Carriers that quoted rates on Monday may revise them by Friday.

This uncertainty affects everyone in the supply chain, from the largest logistics companies to families moving a three-bedroom household.

HOW DASA NAVIGATES THIS ENVIRONMENT

We’ve operated in the Middle East for nearly 50 years. We’ve navigated Gulf Wars, Arab Spring, pandemic shipping chaos, and now this crisis.

Each situation brings unique challenges. Our approach remains consistent.

Transparency About Costs

We break down exactly where cost increases come from. You see the base rate, the fuel surcharges, the war risk premiums, the rerouting costs. No hidden fees disguised as “handling charges.”

If fuel costs 99% more, we show you that line item. If carriers are charging surcharges, we explain why and show you the invoice.

Realistic Timelines

We give you conservative estimates based on current routing via Cape of Good Hope, plus buffer for potential delays. If your shipment arrives early, you’re pleasantly surprised. If it arrives when we said it would, you’ve planned accordingly.

We’d rather underpromise and overdeliver than create false expectations that lead to disappointment.

Alternative Solutions

When immediate shipping doesn’t make sense – either due to cost, timing, or uncertainty – we offer alternatives:

Storage until routes normalize and costs stabilize. Your belongings stay secure while you establish yourself at destination.

Partial shipping via air freight for essentials, with bulk household goods following by sea when logistics improve.

Staged relocation where you move first, and your belongings follow when you’re settled and ready.

Proactive Communication

We don’t wait for you to ask for updates. If routes change, if timelines shift, if costs adjust – you hear from us before you have to chase us.

In uncertain environments, communication matters more than ever.

LOOKING AHEAD

Will shipping return to “normal”? Eventually. But that timeline is uncertain.

The Strait of Hormuz situation depends on geopolitical developments beyond anyone’s control. The Red Sea security concerns that preceded this crisis haven’t been resolved. Even when primary routes reopen, the industry will take time to rebuild schedules and capacity.

What families can control:

Working with experienced relocation companies that understand Middle East complexity. Planning with realistic timelines rather than optimistic hopes. Understanding that current costs reflect genuine operational challenges. Building flexibility into relocation plans when possible.

What families cannot control:

Global shipping routes. Geopolitical tensions. Fuel market prices. Carrier capacity decisions.

Focus your energy on what you can control. That’s where good planning makes the difference between a stressful relocation and a manageable one.

THE BOTTOM LINE

These numbers – the 14+ days, the 99% fuel increases, the 3,500 extra miles – aren’t excuses. They’re explanations.

Your moving quote is higher because operating costs have genuinely increased. Your timeline is longer because ships are sailing thousands of extra miles. Your carrier options are limited because major players have suspended standard routes.

At DASA, we believe you deserve to understand why, not just accept what.

The Gulf crisis has disrupted global shipping in ways we haven’t seen in decades. Navigating it requires experience, transparency, and realistic planning.

We’ve got 45+ years of the first. We’re committed to the second. And we’ll help you with the third.

We Are Now Operating a Weekly Dedicated Freighter Direct from Sharjah

DASA Logistics has secured dedicated capacity on a Boeing 767-300F operating direct from The UAE to Europe and India — a weekly service with no hub transfers, no connections, and no offload risk.

A Direct Solution from the Northern Emirates

For businesses based in Sharjah, Ajman, Ras Al Khaimah and the wider Northern Emirates, accessing reliable cargo capacity to Europe and India has historically meant routing through a major hub – adding time, handling risk and uncertainty to every shipment.

That changes now. DASA has secured a Boeing 767-300F freighter operating direct from The UAE on a weekly rotation. No connection through a congested hub. No transfer risk. No delays introduced by a system designed for someone else’s freight.

This is dedicated capacity – meaning the aircraft exists solely for freight. Your cargo will not be offloaded to accommodate passengers, and space is not subject to last-minute availability changes. What you book is what flies.

One aircraft. One routing. Every kilogram of space is finite — and it fills faster than you think.

Who This Service Is Built For

This is not a general cargo service. It has been designed specifically for freight that has real requirements — time sensitivity, temperature control, dangerous goods classifications, or simply cargo that is too important to leave to chance.

Pharmaceuticals & Cold Chain GDP-compliant operations with direct UAE departure, eliminating hub transfer risk. Temperature integrity is maintained door-to-door with no handling breaks between origin and destination.

Perishables & Fresh Produce Flowers, fresh produce and food cargo moving direct — faster transit times than any belly or hub-connected option currently available from the UAE.

Dangerous Goods Sharjah operates with significantly fewer restrictions than Dubai for DG classifications. We can move cargo that competing carriers are unable to accommodate.

Time-Critical & AOG Guaranteed space with no offload risk. For aviation, engineering and industrial clients where certainty is not optional.

High-Value & Project Cargo Full aircraft dedication, complete manifest control, and DASA-managed operations from booking through to delivery. One point of contact. No handoffs.

The Operational Advantage

There are several reasons why routing through Sharjah — rather than a major hub — makes operational sense for a significant portion of UAE-based cargo shippers.

No hub congestion. Cargo moves point-to-point from origin. For customers in the Northern Emirates, there is no trunk road to DXB, no additional handling cycle, and no exposure to delays caused by another airline’s schedule.

Dedicated freighter reliability. Belly freight operates at the discretion of passenger load. A dedicated freighter does not. Your shipment holds its position regardless of what else is happening on the network.

DG and special cargo flexibility. Sharjah’s regulatory environment allows us to handle classifications that are restricted or prohibited at busier, more congested airports. If your cargo has been turned down elsewhere, it is worth speaking to us.

DASA managed, end-to-end. Our operations team handles the full process — a single point of contact with full visibility from booking to delivery. No handoff confusion. No gaps in accountability.

A note on capacity: This is a weekly rotation on a single aircraft. The payload is fixed. There is no overflow option, no second flight, and no way to recover missed space until the following week’s rotation.

If your cargo is time-sensitive, the practical advice is simple: contact us before the space is gone, not after.

Allocations are being taken now.

Why Now

Demand for direct, reliable freight capacity between the UAE and both Europe and India has grown considerably. Capacity constraints on belly freight, combined with increasing cargo volumes out of the Northern Emirates, have created a clear gap in the market.

This service exists to fill it — with a committed aircraft, an experienced operations team, and a routing that puts your cargo first from departure to delivery.

We are selling this capacity now. Every rotation that departs without your freight is a week you cannot recover.

Why Storage Makes Sense When Shipping Is Delayed

International shipping disruptions force families into an impossible choice: wait indefinitely, pay inflated prices, or abandon your belongings.

There’s a better option: storage.

Professional storage isn’t just warehousing your furniture. It’s a strategic decision that gives you control when logistics are chaotic.

Logistics Don’t Wait for Perfect Conditions

International shipping has always involved variables – weather, port congestion, customs delays. Add regional tensions or supply chain disruptions, and those variables multiply.

Port operations depend on factors you can’t control. Ocean routes shift based on security concerns. Airspace closures ground freight without warning. Container availability fluctuates. Customs clearance slows during heightened security.

You can’t control these factors. But you can control your response.

Storage removes the pressure to make everything happen at once. Your family relocates when you need to. Your belongings follow when logistics normalize.

The families who struggle most are those trying to force everything to happen simultaneously – move the family, ship belongings, start the new job, enroll children in school. When one element fails (and during disruptions, something always fails), the entire plan collapses.

Storage breaks this forced dependency.

You Can Relocate on Your Terms

Storage creates flexibility where shipping disruptions create constraints.

Depart When You Need To

Employment contracts have start dates. School terms begin on fixed schedules. Visa timelines don’t wait for container availability. Family emergencies demand immediate response.

With storage, you meet your obligations without betting everything on freight operations cooperating. Your household goods wait in secure storage until shipping normalizes.

Establish Yourself First

There’s enormous value in arriving at your destination without immediately receiving a full household shipment. You can find permanent housing without pressure. Temporary accommodation gives you time to explore neighborhoods and make informed decisions. Children settle into school without unpacking chaos. You start your new job with mental bandwidth to focus on performance.

Many families find this staged approach significantly reduces stress.

Shipping during crises comes with premium pricing – War Risk Surcharges, Emergency Bunker Adjustments, container shortages driving spot rates to multiples of normal costs.

These premiums are temporary. Markets correct. Routes reopen. Prices normalize.

If storing for three months costs AED 6,000 but saves you AED 15,000 in inflated shipping premiums, you’ve made a rational financial decision.

Make Informed Decisions

Before relocating, most families assume they need everything they currently own. Storage forces a more thoughtful process.

You take immediate essentials. Everything else waits. During that period, you discover what you actually miss versus what you assumed you needed.

The expensive dining set? Your new apartment’s layout doesn’t accommodate it. The children’s toy collection? They’ve discovered new interests. The specialty kitchen appliances? Local cuisine is different.

Storage gives you permission to change your mind based on actual experience, not speculation.

Who Should Consider Storage?

Storage makes sense if you:

Face uncertain shipping timelines

Need to depart before shipping is viable

Want to avoid crisis pricing (2-3x normal rates)

Are moving to temporary housing first

Have substantial household goods worth preserving

Value financial prudence over emergency sales

Need flexibility on final destination or actual needs

Who Might Skip Storage?

Storage may not make sense if you:

Have minimal belongings easily replaced

Are definitively downsizing for a fresh start

Can ship immediately at reasonable cost

Have low-value items cheaper to replace than store

Are genuinely ready to let go and rebuild

The Bottom Line

Storage during shipping disruptions isn’t a compromise – it’s often the smartest decision.

You gain control when logistics are chaotic. You preserve financial value instead of accepting forced losses. You make informed decisions instead of panicked ones.

Your family relocates when they need to. Your belongings follow when shipping makes sense.

That separation removes enormous stress and often saves substantial money.

Most corporate moves don’t fail on logistics. They fail on management.

The shipment arrives. The boxes are packed. The paperwork clears customs. And yet, somewhere along the way, things fall apart.

HR teams spend weeks chasing updates. Relocating employees feel abandoned. Families arrive stressed, unsettled, and wondering if they made the right decision. The employer brand takes a hit before the assignment even begins.

After nearly 50 years and over 50,000 relocations, we’ve seen this pattern too many times. And we knew there had to be a better way.

That’s why we created Signature by DASA.

What Is Signature by DASA?

Signature by DASA is a premium, fully-managed Move Management service built exclusively for corporate clients relocating C-suite executives, high-net-worth individuals, and key talent globally.

We’re not a moving company. We’re the single accountable partner that takes ownership of your entire relocation process — from the first consultation to the day your employee feels at home.

No firefighting. No escalations. No hidden surprises.

Just precision, visibility, and relocation done properly.

Why We Built Signature

For decades, DASA has been one of the UAE’s most trusted names in relocation. We’ve moved families across continents, navigated complex customs processes, and built a reputation for getting things done.

But as global mobility evolved, we noticed a gap.

Companies weren’t struggling with the physical move. They were struggling with management — the coordination, communication, and accountability that makes or breaks a relocation experience.

HR and Global Mobility leaders told us the same things:

“We’re spending too much time chasing vendors for updates.”

“Our employees feel like they’re managing their own move.”

“We never know where things stand until something goes wrong.”

“We need a partner, not another supplier.”

Signature by DASA was built to solve exactly that.

What Makes Signature Different?

Single Accountable Partner – No more juggling multiple vendors, contracts, and contacts. Your dedicated Move Manager owns the entire process and is accountable for the outcome.

End-to-End Visibility – Real-time updates, proactive communication, and transparent reporting. Your HR team always knows exactly where things stand — without having to ask.

Executive-Level Case Management – We specialise in high-touch, high-stakes relocations. C-suite executives and their families receive white-glove service at every touchpoint.

Zero Handoffs – One Move Manager from start to finish. No transfers between departments, no repeating information, no balls dropped.

Zero Guesswork – Clear timelines, defined milestones, and no surprises. We tell you what’s happening, what’s next, and what you need to know — before you need to ask.

What We Handle

Signature by DASA provides comprehensive Move Management services, including:

Visa & Immigration Support — Expert guidance through documentation and compliance

School Search & Enrollment — Finding the right educational fit for every child

Home Finding & Destination Services — Neighbourhood orientation and settling-in support

Complete Household Moves — Professional packing, shipping, customs, and delivery

Pet Relocation — Safe, stress-free transport for family members

Real-Time Reporting — Transparent updates and status reports for HR teams

Everything coordinated by one dedicated Move Manager who knows your employee, understands your company’s standards, and takes personal ownership of the outcome.

Who Signature Is For

Signature by DASA is designed for:

HR Directors and Leaders managing executive relocations

Global Mobility Managers overseeing international assignments

Talent Acquisition Teams supporting new hires relocating for roles

Companies scaling internationally who want relocation done properly

If your organisation is moving senior talent across borders and you’re tired of the complexity, the firefighting, and the lack of accountability — Signature was built for you.

The Results Our Clients See

When you partner with Signature by DASA, you can expect:

90%+ retention rate for relocated employees

Let’s Raise the Standard of Global Mobility

Corporate relocation has been broken for too long — fragmented vendors, poor communication, and HR teams left to pick up the pieces.

Signature by DASA exists to change that.

If you’re scaling internationally and want a relocation partner who takes ownership, delivers visibility, and treats your employees like the valuable talent they are — let’s talk.

This weekend, our DASA team joined the community once again for Clean UAE, and it was genuinely uplifting to be part of something that makes a real difference. Spending the morning outdoors, working together, and helping protect the beautiful country we’re lucky to call home reminded us how powerful small actions can be when people unite with purpose.

We’re especially grateful to the Emirates Environmental Group (EEG) for organising this initiative and for continuing to bring communities together year after year. Their dedication inspires all of us to step up and care for our environment in ways that are simple, meaningful, and long-lasting.

For our team, taking part in Clean UAE isn’t just a CSR activity—it’s a chance to give back, connect, and show appreciation for the place that has supported us for so many years.

Dubai has become a global hub for expats, attracting individuals seeking exciting career advancements and a vibrant lifestyle. This isn’t just a passing trend; it’s a movement driven by tangible benefits that distinguish Dubai from other expat destinations like Singapore and London. What makes Dubai so attractive? Let’s explore the key factors.

Tax-Free Earnings and Career Acceleration

A major draw for expats is the tax-free income, allowing for greater financial freedom and more disposable income. Dubai also offers a dynamic professional environment with opportunities for accelerated career growth, particularly in thriving sectors like fintech, renewable energy, and logistics. This combination of financial advantages and career prospects makes Dubai a compelling choice for ambitious individuals.

World-Class Infrastructure and Strategic Location

Dubai boasts world-class infrastructure, including advanced transportation systems and cutting-edge technology. Its strategic location acts as a bridge between East and West, establishing it as a global business hub. This opens doors to international markets and valuable networking opportunities, further enhancing Dubai’s appeal to expats.

A Thriving Multicultural Ecosystem

Dubai thrives as a vibrant cultural mosaic, where diverse communities blend seamlessly, creating an energetic and inclusive environment. This multicultural hub fosters connections across varied backgrounds, nurturing a deep sense of community and belonging. The city’s exponential population growth is a testament to its enduring appeal and dynamic spirit

Premium Lifestyle and Practical Benefits

Beyond professional advantages, Dubai provides an exceptional quality of life. The city offers access to premium healthcare systems, top-tier international education, and diverse leisure activities. This balance of professional ambition and personal fulfillment creates a distinct lifestyle attractive to those seeking a well-rounded experience. Practical benefits include competitive salary packages, relatively affordable housing options in certain areas, and a safe and secure environment.

These factors contribute to Dubai’s leading position in global expat destination rankings, solidifying its reputation as a land of opportunity.

Connecting With Your Community

Each expat community has established its own niche within Dubai, often concentrating in specific neighborhoods and developing strong networks. For instance, many Indian expats find a sense of belonging in areas like Bur Dubai and Karama. These areas are known for their bustling markets and authentic South Asian cuisine.

This creates a supportive environment for newcomers, allowing them to connect with others who share their cultural background. It also offers professionals opportunities to network within their respective industries, potentially boosting career advancement in Dubai’s competitive job market.

We caught up with one of our clients who made a move from Manchester to Dubai and asked some questions about the move and the process.

Let’s begin!

What prompted your move from Manchester to Dubai?
We had always wanted to move out of the UK, and it was either Portugal or the UAE. Once we started reading up and researching the topic more, we both decided to settle on Dubai. Whilst Portugal looked appealing, my wife preferred Dubai as she had often visited with her family, me on the other hand had never been, so I was like a fish out of water, but thankfully DASA really helped me find my feet in regard to visas and paperwork.

How did you find using a relocation company?
Having done some extensive research on relocating a lot of the blogs I read all had ‘FIDI’ somewhere around the blog, so I read up on FIDI and then FIDI companies in Dubai and seen on ‘Brits Dubai’ that DASA were a FIDI company and one of the oldest movers in the country. So after a bit more reading up and review checks, we decided to go with them. There were plenty of other movers in Dubai but DASA ticked all the boxes.

What made you choose DASA over others?
Your reviews were great, and you were very popular with the expat groups. From reading into you, I found out that you were 40ish years old and probably one of the most experienced in Dubai. We also loved that you took care of everything and made the move effortless. We did look at other companies, but they were too salesy and just wanted me to sign up but your man, James? He was very easygoing and made me feel at ease.

What were your initial requirements and expectations from the company?

At first, we were just looking for a company to move us from Manchester to Dubai so really just wanted someone to ship our goods over. After speaking with James we realized that there was a lot more that DASA could help with which would make our lives easier.

They helped with everything from finding schools for the boys, helping us find our house in Mira Oasis, going with us to the viewings and then they even helped me get into football games with other expats.

How did the company assist in planning your move?
They went through everything with me online, their partners in Manchester carried out the survey and packing but DASA took care of everything else. They provided lots of useful information such as packing do’s and don’t, what to expect, timelines and checklists which helped massively. Moving house is one thing, but moving abroad is a totally different kettle of fish.

What specific services DASA offer you?
They provided a full door-to-door service which is essentially A to Z of moving, they surveyed, packed, shipped, delivered, unpacked and even tidied the mess from the move. That was the cherry on top for my wife, she loved that the team took away all the cardboard boxes and packing materials. There was no dust or any remnants of the move after the left.

After the move they helped us with all the settling-in services, helped us with our ID and driving license, advised us of health insurance and even took my wife to the supermarket to find her bearings!

How did they handle your belongings and ensure their safety?
I can’t comment as DASA didn’t do the packing, this was done by their partner in the UK but they were also great, with no breakages, and nothing damaged or left behind.

What kind of paperwork and legal processes were involved in your move?
DASA helped guide us on what to expect but mainly it was the UAE VISA was obtained before the container arrived. We had signed customs forms ahead of time and were kept up to date.

What were your preferences and requirements for an apartment in Dubai? We were looking for a 3-bed apartment with a pool but we didn’t know if that was within budget we told to the office staff and she began sending Whatsapp videos of apartments within a few days. Once we landed she picked us up from our hotel and showed us about 10-20 apartments until my wife was happy! We at first found a place but just as we were going to confirm, the estate agent advised us that the landlord had already leased it which was a big blow as we were then back to square one. After a few more days of searching, we found one we all liked, it was closer to work but further from the kids’ school, but thankfully the pool made up for the longer commute in the morning.

After we got our ID we moved in, DASA helped set up our utilities with Internet, Gas, DEWA and Air conditioning. This was a lifesaver as it is different from the UK. So much to do!

Were there any services provided to help you settle into your new environment
Yes, they had an orientation day, it showed us our local mall and supermarkets, the closest hospital and hairdressers. They also downloaded all the apps on our phones such as Careem and Talabat.

Did you encounter any challenges during the relocation process?
Yes, were very overwhelmed with the paperwork and the full process in all honesty, we had no idea what to bring or what to expect. We also had a huge delay with our belongings coming from the UK due to some congestion at the port, this really stressed us out but DASA kept us in the loop and gave us updates regularly.

How did DASA address these challenges?

They were great, they were always on hand with advice either via Whatsapp, email or Teams. It really made the process less daunting as whenever we would have a wobble, they would help out and advise what to do with paperwork, it wasn’t easy with the 3-hour time difference but they never complained.

How would you rate your overall experience with DASA?
10/10

Great service, they took care of absolutely everything and made us feel at home before we even left Manchester. All our concerns were squashed and taken care of!

Dubai SkylineRenting In Dubai – Your most significant expenditure is typically associated with housing, making it a top priority on your budgetary checklist. If you are renting in Dubai, housing costs fluctuate depending on factors such as location, size, and amenities. It’s worth noting that luxury communities can command nearly four times the cost of average, more affordable alternatives.

Renting in Dubai

Renting is a prevalent choice, especially among the expatriate community in Dubai. The city offers a wide array of rental options, spanning from chic studio apartments to spacious villas ideal for families. These choices accommodate diverse budgetary needs, with pricing varying from budget-friendly to high-end, contingent upon the desired location within Dubai.

Studios vary in budget from AED 40,000 to 100,000
2 bedrooms can vary from AED 60,000 to 300,000

Villas start from AED 200,000 to over AED 1,000,000.

What can affect the value?

As with real estate markets worldwide, several factors can influence the valuation of your property in Dubai. These factors encompass crucial elements like location, property size, and amenities, including features like a pool, among others.

Location, Location, Location.

The significance of location cannot be overstated regarding rental prices in Dubai. The city is divided into distinct communities, each offering its unique characteristics.

Proximity to iconic landmarks and sought-after areas like the Marina and Downtown has a direct impact on rental values due to the convenience and accessibility to nearby amenities. Downtown, in particular, enjoys immense popularity because of its immediate proximity to Dubai Mall and the iconic Burj Khalifa.

Size does matter

The size of a property is a key determinant in the calculation of rental costs. Larger properties provide more rooms and increased square footage, increasing rental prices. Additionally, penthouses or apartments situated on higher floors often command a premium compared to those on lower floors.

Facilities

The facilities and amenities available within your residential community are significant factors that contribute to the overall quality of life. In Dubai, most buildings and communities offer a range of amenities, including swimming pools, gyms, parks, and 24/7 security. Properties that are well-maintained and provide these desirable amenities typically come with higher rental costs.

To be furnish or to be unfurnished.

Furnished properties in Dubai tend to command a premium in rental costs due to their all-inclusive nature, allowing you to move in right away without the need for additional expenses on appliances or furnishings. On the other hand, renting an unfurnished property will require you to budget for the purchase of appliances and furniture.

Regarding rentals, it’s important to be aware of various associated fees. Here’s a breakdown of the fees you can anticipate:

Security deposit

The security deposit typically amounts to 5% of the annual rent for unfurnished properties and 10% for furnished ones. This deposit is a standard requirement in the renting process, serving to protect the landlord against potential future damages. At the end of the tenancy, the deposit is refundable, with any deductions made for any damages incurred during the rental period.

Agent fees

With Dubai’s substantial expat community and a continuous stream of newcomers, the real estate market teems with numerous agents eager to offer their services. Nonetheless, it’s crucial to exercise caution, as not all of them hold the necessary licenses or maintain a reputable track record. It is imperative to engage the services of a licensed agent. Their fees typically amount to 5% of the annual rent.

Ejari Registration

Ejari, the online system for regulating rental contracts, mandates that all rental contracts must be registered with it.

100 AED for registration of tenancy contracts

10 AED for the knowledge fee

10 AED for innovation fee

DEWA Connection

DEWA is Dubai Electric Water Authority. When you move, you’ll need to cover an activation connection fee, and the amount varies based on the type of property.

Apartments: AED 2000

Villas and Townhouses: AED 4000

The DEWA deposit is refundable but the below are non-refundable activation charges.

Connection of Meter: AED 100 – 300

Registration fee: AED 10

Knowledge fee: AED 10

Innovation fee: AED 10

Chiller Fees

A/C is a must in Dubai, with temperatures reaching upwards of 45 Degrees you can imagine you’re A/C will be doing overtime.

Chiller fees cover the cost of your a/c for the property, they are based on the unit size. The main providers are Empower and Emicool.

This two-bed apartment was then converted into an office, with our name, DASA advertised on a neon billboard outside the office, which helped the company name to spread rapidly.

Over time, our reputation in Abu Dhabi grew significantly. Within a few months, our company became a prominent player in the logistics sector. This was partly due to Abu Dhabi’s relatively small and burgeoning market at the time. In 1980, as we celebrated our first anniversary, there was a noticeable uptick in business. We went from coordinating forty flights of live sheep for Ramadan, arriving from Romania to Abu Dhabi and Sharjah airports, to managing the transportation of 60 tons of oil field equipment from Istanbul to Dubai. The year 1980 marked a turning point for us, with a surge in work volume and the initiation of “special contracts.”

1981 was a year full of challenges, we had been approached to transport a baby Jumbo elephant and professional handler from the UK to Dubai and then to Doha, Qatar. Back then, there were no wide-body aircraft travelling directly to Qatar, so this move was tricky. We had to import the elephant to Dubai and then transport it via road overnight to avoid the hot desert temperatures.

We were contracted to relocate, half an acre of freshly planted flowers and four palm trees to a gardening exhibition in Osaka, Japan. To highlight the size of this move, it was half a football pitch of planted flowers.

We obtained various agencies for air cargo which became the backbone of our company. This led us to gain agency agreements for several air carriers from British Airways to Lufthansa, and then Emirates.

The increased traffic In AD allowed us to move from shipping to home moves and office relocations, which eventually led to international relocations. To begin, my wife Colette would conduct the surveys, with myself occasionally joining her.

After some long chats, we managed to obtain agency work for his company in the US. This then lined up work for the next few years, until the Gulf War in the early 90s.
